Our design and plan fee is ₹30 per sq ft, and it includes 4 revisions, 3D views, drawing set. In Kerala, architect fees generally run ₹50 to ₹100 per sq ft, or about 3 to 5% of the project cost. If you also build with us, complete construction from structure to finishing costs roughly ₹1,800 to ₹2,200 per sq ft for a budget finish, ₹2,200 to ₹2,800 for standard, and ₹2,800 to ₹3,500 or more for premium. That means a 1,500 sq ft standard home comes to about ₹33 to ₹42 lakh. If you only need the structure (foundation, walls, slab, plastering), expect roughly ₹1,000 to ₹1,700 per sq ft. Compound wall, interiors, and utility connections are extra unless we state otherwise. The final cost depends on your design, plot, and materials, so we give you a written estimate before you sign.

For an average family home, the whole project takes about 14 to 20 months from first meeting to handover. Planning and 3D design take 4 to 6 weeks, depending on how quickly you finalise the design. The building permit takes 3 to 6 weeks, depending on your local panchayat, municipality, or corporation. Construction of a 1,500 to 2,000 sq ft home usually takes 12 to 18 months from plan approval to handover, depending on design complexity and monsoon weather. Delays usually come from late design changes, slow permit approvals, and heavy rain, so the quickest way to save time is to finalise your plan before construction starts. We share a stage-wise schedule with your written estimate, so you know the target date for each stage.

Land documents (title deed, tax receipt, possession certificate), location sketch, and your requirements. We'll tell you if anything else is needed.

Yes. We prepare the drawings, submit the application to the panchayat/municipality/corporation, and follow up until approval.

Not always. Paddy land, wetland, coastal (CRZ) areas, and road setbacks have rules. Send us the plot details and we'll check before you spend money.

It's a realistic picture of your home before it's built. It helps you change the design early, when changes are cheap.

Floor plan, elevation, section, electrical, plumbing, structural, and door/window details. Ask for the full list per package.

Small changes are fine. Big ones (adding a floor, moving walls) may need a new permit and extra fees.

You buy materials and we supply the workers and supervision. It can cost less, but you carry the material risk. Full contract means we handle both.

Stage-wise: advance, foundation, slab, walls, finishing, handover. You pay only as work progresses.

Yes. Our engineer visits and shares photo updates. Supervision is available even if someone else builds.

Any change in scope is explained and approved by you in writing before we proceed.
